QUAYSIDE DEMOLITION OVERVIEW

As part of ongoing progress at Quayside, the project team is preparing to begin the next phase of site activity with upcoming demolition works. This phase is anticipated to commence in May 2026, with a target completion by the end of September 2026. This milestone represents an important step forward in advancing the future development at Quayside. The City of Toronto issued a demolition permit on February 24, 2026, marking another key step in moving the project forward.

DEMOLITION SCOPE

The upcoming demolition will focus on existing structures located at 259 Lake Shore Blvd E. and 291 Lake Shore Blvd E as well as the vault room and billboard on site. These removals will help prepare the site for future construction and enable the next stage of development. Please refer to the image above for a general view of the structures slated for demolition.

KEY DEMOLITION STAGES AND ANTICIPATED DATES

The demolition program will be carried out in several key stages:

  • Stage 1: Interior strip-out and abatement (May 25 to June 12)
  • Stage 2: Structural demolition above-grade (June 12 to July 10)
  • Stage 3: Structural demolition of below-grade foundations (July 10 to July 31)
  • Stage 4: Site clearing and preparation for future construction (July 31 to August 21)

PLANNING AND COORDINATION

The demolition program has been carefully planned in close coordination with project partners and relevant authorities, including Waterfront Toronto, to ensure a safe, efficient, and well-managed process. We have incorporated key measures to monitor and mitigate potential impacts on the surrounding area, prioritizing safety and minimizing disruption.

WORKING HOURS

Work will take place in accordance with the City of Toronto’s permitted construction hours:

  • Monday to Friday: 7 AM to 7 PM
  • Saturday: 9 AM to 7 PM

All work will be performed in compliance with the City’s noise bylaw and in accordance with the approved demolition permit.

NOISE AND DUST CONTROL

All construction activities will comply with applicable City of Toronto noise by-laws. Efforts will be made to minimize noise impacts where feasible, including maintaining equipment in good working order and limiting idling.

Dust control measures will be implemented as required, such as periodic water spraying, covering of loose materials, and regular site housekeeping. These practices will help reduce airborne dust and maintain a safe and clean environment for workers and the surrounding community.

TRAFFIC AND SITE ACCESS

All demolition and site activity will be contained within private property. Truck access will be managed using existing driveway entrances, and no road closures are anticipated. At this time, no impacts to surrounding streets or off-site areas are expected, and all operations will be maintained within the project boundaries.

LOOKING AHEAD

Maintaining clear and transparent communication with the community remains our top priority throughout this phase. Regular updates through public notices will be provided on construction timing, anticipated activities, and the measures in place to manage noise, dust, and other potential disruptions. Dream and its construction manager, CentreCourt, have ongoing participation in the Eastern Waterfront Construction Liaison Committee, which is convened by Waterfront Toronto.

BUILDING DEMOLITION OVERVIEW
